Real Estate & Housing

Family-oriented neighborhoods, executive estates, apartments, condominiums, seniors' complexes, and a wide array of new and resale homes are all available in the area. Living in Santa Clarita can be as down-home and casual as a sprawling Sand Canyon ranch or as uptown and stylish as a new home in master-planned Valencia.

Within the city limits, there were a total of 53,598 housing units based on the California Department of Finance 2003. Close to 97% of those units in Santa Clarita were occupied. This percentage is lower than that of the county. However, the City, unlike the county, boasts a much larger share of owner-occupied housing units compared to housing units that are occupied by renters.

The real estate market has remained strong over the last decade. The median price of a single-family home in Santa Clarita for September 2005 was $594,500 (Southland Regional Association of Realtors) while the median cost of condominiums was $379,900. The average monthly rent is $943, with a 98% average rental occupancy rate (US Bureau of the Census 2000).

New home construction is booming across the Santa Clarita Valley. The concentration of new home building has been in Valencia and Stevenson Ranch as well as much new construction activity in the outlying areas of Saugus and Canyon Country. Smatterings of new homes are being built in Newhall, but for the most part this is the most established community in the Santa Clarita Valley.
